• Remarks addendumPet Policy per the HOA All pets must be registered with the managing agent, and this registration must be kept current. Dogs must be of gentle disposition and compatible with the condominium environment. No more than one dog per unit is allowed. Dog weight: must not exceed 40lbs. Dog height: must not exceed 12 inches in height at the shoulder of full maturity. All solid waste must be removed from the Common Elements and disposed of in a proper and sanitary manner. Any unit owner/occupant that does not do so will incur incremental fines of $50.00 and be called to a hearing as directed by the Executive Board. In no event shall any dog or cat be permitted in any portion of the Common Elements unless carried or on a leash and under the control of the owner. The leash must be less than 6ft. Pets may not be tied up or housed outside the unit. Any dog or other pet creating a nuisance or unreasonable disturbance or noise, or additional pets brought into a unit in excess of the allowed amount shall be permanently removed from the Property within three (3) days following Notice and Hearing before the Executive Board. Any unit owner that has registered their pets before the adoption of these updated Rules and Regulations shall be allowed to keep pets in excess of the allowed amount, but will not be allowed to replace them in the future. Cats: No more than two cats per unit. Small household pets, including birds, reptiles, fish, etc. may be kept in the unit so long as such pets are not permitted to create an unlawful or unsanitary condition. Adhering to the pet rules of the Association, i.e. dog, leash length and aggressive dogs is put in place to protect the Association against claims and lawsuits since typically both unit owner and the Association are liable.
